How to start your Airbnb Business?

When you make the decision to list your property as a holiday home, it can seem like there is a lot to do and not enough information out there to get started. See below, our top tips and the best information so that you can start making money from your short term let.

Decor

Who woud you like to stay in your holiday home? Do you have a type of person you would like to attract. When choosing how you would like to style your property from the colour of the curtains to the scattered cushions, it is so important that you know WHO you would like to stay in the property. Some would prefer a simple approach for contractors visiting the area whilst others may go for a more luxury approach. Whatever you choose to do with your property, take some time to know your audience and plan out each room.

Bed Linen

When deciding on bed linen, some people choose to invest in their own linen and then send it off to be washed, dried and ironed. However, others choose to hire their linen from a specialist rental company. This means they spend less time worrying about stained linen and more time ensuring their customers have the best experience possible.

Folded Towels
Choose the bed linen so that your customers have a comfortable night stay.

You have a choice of linen if you decide to rent your bedding. From the thread count amount to the 'fluffiness' of the towels. It is good to have an idea on what you prefer (or your guests) when ordering your linen. It is also important to know the sizes of the beds and how many you have in total. This will help your supplier to work out the cost per item.

Listing

Being seen is crucial to doing well in the holiday home industry. Without visibility, you do not have any customers. Do you research and decide what platforms you would like your property listed on. Make sure you spend time filing out all the information so that guests know all they need to before booking their stay. Try changing up the order of your photos to make your property stand out from the rest.

Cleaners

Having a dream team of cleaners is necessary for swift changeovers and excellent reviews. Ensure you build a positive relationship with your cleaners so that they know what they need to do and when they need to be at the property. There are many softwares you can use to ensure you and your cleaners are on the same page!

Maintenance

When a guest lets you know their feedback or reports a problem with their stay, it is vital that you respond to this. Things can get broken, damaged or need touching up. Ensure you have security in place (such as a damage deposit) for larger issues that may happen beyond the norm. But, make sure you visit the property to address any 'ware and tear' issues that can be sorted with just a lick of paint.

Reviews

A customer review can make or break a business. Ensure you have excellent communication throughout your guests stay and you respond to any feedback graciously and efficiently. Sometimes, even if a guest has a negative experience, this can be turned around with a phone call to let them know what you are doing to rectify the issue. Make sure you respond to reviews on the listing platform and also encourage your guests to leave feedback after their stay.
